Who Controls the Listings?
- By Alex Burns
A question every agent should consider
Who should decide how a property listing is marketed and who gets access to the information? With private listings, exclusive brokerage networks and new distribution technology in the conversation, this has become an increasingly important issue for the industry. Open Real Estate puts the subject back in the spotlight.
Private listings are not all the same
Some sellers have good reasons to request limited exposure, including privacy or a controlled launch. Others want the widest possible audience. Our responsibility as agents is to explain those options, the trade-offs involved and the impact each strategy could have. The right decision should be driven by informed client choice, not simply by the interests of a platform or brokerage.
The challenge of fragmented information
When information is separated across different networks, agents can have a harder time forming a complete picture of the market. Buyers may miss opportunities, and sellers may not fully understand the potential audience for their property. The proposed Open Real Estate initiative aims to support broader information sharing among participating organizations while respecting authorized distribution rules. Whether it achieves that will be determined by how it is built and used.
The conversation brokerage leaders should have
For owners and agents, this is not just a technology issue. It’s about trust, cooperation, brokerage policies and the value we provide clients. If you’re a broker or owner reassessing how your business will compete, I’d welcome a private conversation about the options you’re evaluating.
